So now have to start clearing the site and apply for building notice and pay the fee

one of the conditions is that it is built under building notice had a chat with the inspector and he’s been really helpful

Next thing I’m looking at is a door
I already have a single garage door is it worth the extra expense of going to a wider door?
Looking for 2nd hand ones but not many about

2 singles for me, just seems to work better as you are not constantly opening up all your garage everytime you go in. Also if you have a longer term project you don't to need keep the that door free from junk etc.
Up and over doors also work at an angle so if you have bonnet up you need to check you dont catch it on the door espescially if it is high on axle stands (trust me)

Building control and Planning are entirely different animals! Planning is the arty farty principle of development - can you do it, where and what it looks like - in simplistic terms. Building Regulations checks the proposal is safe and meets certain contructional requirements. Most permanent structures need B. Regs - not all so please check as if it is required and you don't have it - the man in a suit can stop your build dead and ask for stuff to be taken down to inspect previous work..........ask - its a phone call that can save you stress!

They are sending a surveyor out to confirm our plans and the site etc

On the next couple of weeks I’ll be taking down the old garage.
It has what we think is a concrete asbestos roof but we aren’t sure and don’t know how to tell.
We have been told by the council that we can remove it ourselves as long as it’s bagged up.
Anyone had any experience with it?

It depends how old the structure is really. And I'm not really sure about this but I think they started using the concrete rather than asbestos about 20 maybe 25 yrs ago. Our concrete garage is over 50yrs old so the roof is defo just asbestos.
We can take asbestos to our local dump as long as it's bagged up, but when I say bagged I mean double and triple bagged and probably more.
If you're doing it yourself wear a mask and desposible overalls and gloves too. And try not to break it up too much, or at all preferably.
As above check the double bag and labelling rules and then take to local recycle Ctr. Not a big issue as long as you follow their rules.

Again I'm not 100% sure butI think asbestos has a rougher finish and it also deteriorates more with age, where as I think the concrete sheeting retains is smoother texture. I know they are manufactured with dimples in the texture.
But again I'm not sure, so there's a bit of guess work in it too.
Tbh I’m not sure how old the garage is
It’s in quite good condition far better than others I’ve seen so I’d guess it’s ten years old at most
The roof is in good condition so wondering if the guy who wants it can take that with him?

If you think it's only 10yrs old then I would definitely think it would have concrete roofing sheets on it rather than asbestos.
Yea I would think let him have the roof sheets too, unless he's got other plans to put a different sort of roof structure on it with different roof panels.
But I would also still say just air on the cautious side when removing them. And maybe still wrap them up...
Personally I wouldn't touch that stuff at all-you do know how dangerous it is?

The roof sheets look very much like asbestos to me.
Looking at those i'd say you're fairly safe. Subject to what condition the J bolt nuts are like, you should be able to remove everything without cutting / breaking sheets - just follow the lay sequence in reverse ie. last laid, first off - easily identified as it'll be the one sheet that sits on anything adjacent. Dampen down with water around fixings and use a mask - they do use fibrous material in the sheets just not asbestos anymore.
Ok so after a bit more research I found out roofing sheets made before November 1999 were indeed an Asbestos concrete mix, after this date they were just made up of a fibrous concrete mix, no Asbestos.
It also turns out there are testing kits available to see if you're dealing with Asbestos or not.
